Global Private Markets Report 2026: Clearer View, Tougher Terrain

McKinsey & Company · Article · 10 Feb 2026 · Industry report · Editor's rating: No stars

Across private equity, real estate, infrastructure and private credit, the easy tailwinds (falling rates, multiple expansion, cheap leverage) are gone, so returns now depend on operational alpha, scale or sharp specialization, and liquidity management rather than exposure to the asset class.

Summary

McKinsey's tenth annual report finds private markets maturing: PE deal value rose 19% to $2.6T, but buyout multiples hit a record 11.8x, 52% of portfolio companies have been held over four years, and top-quartile buyout IRR was 8% against 18% for the S&P 500. With leverage and multiple expansion having supplied 59% of 2010-22 returns, operational value creation, CEO quality and AI must now carry returns, while scale and specialists pull ahead and DPI matters more to LPs. Real estate shifts to asset selection and vertical integration, infrastructure raised a record near $200B, and private credit faces spread compression and redemptions.

Editor's opinion

Private equity deal value hit $2.6T (+19% YoY); PE is now a mature industry where operational value creation — not financial engineering — must do the primary alpha-generation work.

Key concepts

Operational alpha · CEO Alpha · Value creation plans (momentum case, full potential) · Continuation vehicles and liquidity solutions · Alternative fund structures · Vertical integration · Asset selection vs market beta
